Evergreen niches for long-term websites

What are the most profitable niches if we don't want any revenue for 2-3 years and keep feeding the sites with content and backlinks?

The sites must be legal & authoritative, and shouldn't get banned for niche-relevant content. It's preferred if the sites have a larger scope of monetization with multiple options like adsense, affiliate earnings, product/service listings etc.

Finance

These two are both evergreen and highly profitable. They are also hard to compete in and very competitive.

Tech and Gadgets
Automotive
 
Pets can be a great niche too. No shortage of new cat/dog owners who need help.

I do have one reservation about Health; the YMYL updates will cause you a problem if you don't have the resources to give your site the credibility it needs. It's not insurmountable but does take effort.
 
For a long term project I prefer ordinary topics like pets or tech which are not that critical to subsistence.
I guess Google looks much closer on expertise, authority and trust on sites which could affect peoples life (negatively).
e.g. writing wrong content on a medical site would have a much bigger impact than writing a "wrong" monitor review.
 
Finance and Fitness, new trends are always emerging and old trends coming back.
