Could you say how you have come to the figure of $3000 per month per site?
I.e 250 keywords, avg. earnings per click, avg. traffic per month, avg. conversation rate. Etc

My goal is $3,000/mo total for both sites. When taking a step back, real estate and dental niches both have advertisers with very heavy pockets, and making $3k/mo from both is just a drop compared to the amount of traffic out there. I just have a goal in mind for that much, but not sure exactly how to get there, as it's my first time with SEO.
I've narrowed down the kw lists to about 160 for each niche. If I narrowed the kw's to eliminate duplicates, nonsense phrases, and business names, I would probably get around 100 solid keywords for each niche. They're all above $1 CPC, with most between $2-$6 CPC. Initial kw analysis was done via BTB kw approach. As a result, the exact searches for some words are low. Average exact search for my current keywords is ~1,000.

I would add up all the traffic you expect to get from the keywords when your ranking in top 5 (lets say half the 1K searches per keyword).
Then say your avg. click is $0.50
Then take the first figure (total monthly visits) and divide it by 100 and times it with 5 (to get 5% CTR).
And that should be what you can expect to make from the site(s) per month.
So your making an adsense site... consider adding CPA banners if the niche is right and there are some good offers (if the adsense are low).
Im just suggesting that you look at the figures to see if they can get you $1500 per month.... otherwise you should consider revising your plan.

@billyd I screwed up my kw analysis, which messed up my article outsourcing. I need to do the kw analysis again to determine SEO competition to figure out how much in resources I'll need to rank each kw. I'm not just using linkpushes, more on that later.
Results: Installed SEO PowerSuite RankTracker. 3 kw's in top 100 for real estate, 2 kw's in top 100 for dental niche. The linkpushes have started, I haven't done any backlinking besides completing 3 linkpushes. Still 0 traffic, but also still 0 backlinking so far.
Change in view of money. I need to conserve my $ as long as I can, because it's clear to me now that I really don't know what I'm doing, and if I shell out a bunch of money for services, a lot of it will be wasted low value keywords. If we can use the analogy of hunting, low value keywords are like squirrels or rabbits, and high value keywords are like deer and lions and bigger game. And backlinking services are like different types of guns. If I were to bring out heavy artillery to shoot a squirrel, it's a total waste of money on excessive firepower. I'm measuring firepower needed by the strength of competition of the keyword in MarketSamurai. If it's low competition, I'll add the page in NHSEO and let 'er loose. I'm spending most of my time editing articles for scheduled postings into wordpress. This is because I did a lousy job outlining my initial specs to the article writers in at the start. Now I know how they should template the articles so it's a couple simple copy/pastes.
Backlinking strategy. I need to review all the keywords and determine SEO competition. I think I can do this with marketsamurai. If it's low competition, I'll just run the inner page through nohandsSEO. I'm doing the 7 day trial, and definitely getting the full version once the trial is over. Basically every page will be entered into NHSEO so it can start getting relevant backlinks.
If the keyword is more competitive, I'll need a real strategy. This strategy will probably be revised a lot. After reading several backlinking guides, and some comments on this thread, diversity is key. Diversity makes your backlinks look natural. Also, since these sites are new, I can't just blast them with thousands of links. Seems like the mainstream thought is to buy high PR contextual links in private blog networks, have buffer sites (e.g. free website hosts, web 2.0 and article submissions) to blast thousands of links that build up link juice, which in turn gets passed to my site. I think this is the basis of a link pyramid.
Also, I'd like to find niche high PR sites to leave comments and trackback links, so I am investigating scrapebox and zennoposter to help do this automated instead of manually.

IamNRE, really appreciate your comment. It forced me to reevaluate my kw selection and how kw's related to revenue.
I used LBrown's rough kw valuation:
(local exact searches x .40 x .05) x (cpc * .68) = potential revenue of kw
.40 = 40% search volume if you are position #1
.05 = 5% ctr to adsense
.68 = percentage of ad revenue given to adsense publishers
u will disappoint with that data
i think it is about 1/2 of that

4 real estate in top 100 and 6 more in top 200. 1 of the kw's is top 20 but for really low traffic, like 500/mo exact local search.

Realizing that my kw research is lacking. I know how to estimate kw revenue but don't know how to do the competitive research part. Doing the competitive research is essential to learn how much backlinking effort needed for ranking.
I spent 2 hours making a 5x5 link pyramid with article spinning and different blog sites, but then manually looked at search results and found that kw will be hard to get to page 1. Two hours wastedBut at least I didn't waste a bunch of money to get 0 results.
Seems like there's a ton of ways to do competitive research. Add &start=990 which lets you see the number of page results in Google, with the more pages meaning more competition. 399 or less = low, 400-600 = medium, 650+ = high.

Manual search for kw with SEOQuake plugin: look for 1-3 weak competitors with PR0-3, weak backlinking, weak onpage SEO.
I'm thinking that building authority sites it's better to rank low competition keywords, and try to rank increasingly harder keywords. So I'll target keywords similar to how a microniche site would approach it, while still building out content for both the low competition keywords and also the keyword articles that I envision an authority site should have.
I'm doing kw research very arbitrarily. To find low competition kw's I'm looking at my existing kw list, going through TrafficTravis Pro to view PR and backlinks of the top 10 and ignoring the difficulty stars. If it's low PR and low backlinks then I'll pop it into NHSEO for now.
What you guys think of targeting easy kws first? vs high competition kws with a service like Jstover77?
