If you have budget, you should go for managed dedicated hosting type.

I'm thinking of 2 possible solutions here:

Example 1:

You can have 2 servers to serve your clients faster.

First would be shared hosting for your website.
Second would be storage server for your downloadable files.

Storage servers aren't that expensive and you can get 1-2TB one pretty cheap out there.

All you need to do then is simply include path on your website to every single file on your storage server.

Example 2:

You could get a decent VPS server (managed if you don't know how to set one up). Depending on its configuration, you could get one for around $50-$60 per month (fully managed) or around $20 per month for unmanaged one.

VPS will handle without any problems your visitors and files they download at the same time.

Conclusion:

Example 1 may be alright for you if you're tight on budget, but your shared hosting will still be limited when it comes to site performance. Also if you have more than 100 files, getting them all linked will require some time. Bear in mind, when you upgrade to VPS, you will have to de-link them from your storage server, so twice as much work involved.

Example 2 would be the best choice, as you would improve your site speed and could host any sort of files on the same server without any interruption to the users.

Another tip I can give to you is to keep downloadable files in a separate folder, eg. /designs.

If you keep them within Wordpress "uploads" folder, this may affect your site performance. However it usually happens with large media libraries (50k+ files).

For clarification, are we talking GB or Gb? 200GB is 8 times larger than 200Gb.

Personally, if there are minimal number of files but I large customer base, I'd use a VPS, shared hosting, or whatever to run the files of the site itself and then offload the downloadable files to Bunny.net or similar CDN with storage availability. Bunny is super affordable and you can get redundancy at each of their primary PoPs.

I think their volume PoPs are $0.005 per/GB for the US location and less than that at the other ones. Then it's $0.01/GB for Edge Storage multiplied by the redundancy of storage locations.

That way your web server itself isn't having to handle both serving traffic and serving downloads. Sure you can get unlimited storage and traffic with typical web hosting, but if you're server is processing both it's going to bottleneck it and if you switch to a VPS or Dedicated, it's possible you'll be too limited on storage (depending upon number of files) or spending more than you'd spend just using a third party storage solution to host the downloads.

You get charged a fixed fee of $0.01/GB every month for storing files, but there is a $1 minimum.

So if you store 200GB, you pay $2 per month. If you only store 1GB, you still pay the minimum $1.
But keep in mind, you can also choose to have those files stored at multiple locations around the globe, so if you optionally select 4 locations you'll multiply the storage of each file by 4. Depending upon the nature of your business, that might make sense because if your web server is in the UK (for example) but your primary customers are in the US, you can have the files stored closer to those customers, among other locations. Or for the sake of cost, regardless of where your customers are you could just choose the cheapest Volume plan and choose the cheapest data center location.

So that's your fixed storage cost.

That's why I asked when you said 200gb if it was GB or Gb, because depending upon what you're looking to do it might be better off to find a service provider that offers unlimited bandwidth and storage; however, most web hosts that offer that also specifically forbid using services for anything other than a website and so that'd be a gray area I suppose - I'm not sure anybody really checks though.

Then you'd pay $0.005/GB (or less depending upon the country) for the actual bandwidth used.

Essentially, what you're buying is hard drive space for your files on a per GB basis and then you create a "pull zone" that creates a subdomain where those files can be downloaded from by visitors. You could optionally set this up as a CNAME.

There is CDN integration with WordPress via a plugin, but I honestly don't know the limitations. They might not download those files automatically if they're not standard files (.jpg, .css, .etc), so if that's the case you could upload them directly to Bunny.net or I believe there may be a third party plugin that ties the WordPress media library to Bunny.net but last time I used it I decided against it - I just don't remember why.

I think hosting files and sites separately will do the job better.
A dedicated server with ssd + raid10 will be your best bet if you want to host everything on single machine
