Hi

Quick question: "What is the ideal number of sites to have under the Adsense umbrella if you are trying to build only authority sites? To prevent in a way that you are making adsense sites? I was thinking of 30 authority sites in different specific niches..."
 
I am fortunate enough to build sites and do SEO. I typically buy a domain name, put up a page or two, and let the site age. At some point I will build out the sites for profit.

I have a site targeting an SEO tern that gets 10 exact searches a month. This site was built as an experiment in ranking with only on-page seo. It has now served that purpose.

It currently is at position 4 in Google for the term it is targeting. It has one page, a landing page with contact form for this one term.

I have not developed the site further, I have done no SEO except to link to one of my other sites (PR5 tech site) with a line "SEO provided by XXX" on the home page.

I want to flip this site for as much as I can. I do not see why I can't push this site to number 1.

The site has brought me some work, but not much. There is no adsence on it nor does it create revenue other than leads for SEO, so I have no revenue history to show.

What can I get for this site now, and how much more can I get if I expand out the site for other terms? How much of an expansion will be needed to get a better price for this site?

It's not worth anything at the moment. You're probably just better off collecting the leads for yourself than trying to sell it. If you wanted to sell it, you would need to be showing revenue directly from the site.

I have never had enough Adsense sites to worry about this - and I like to diversify income away from one source. If it were me, I wouldn't want more than 25% of my income relying on Adsense - the number of sites that will take up varies. Adsense right now is about 3% of my monthly income (but I like to diversify!).
 
How to balance Work and Family at the same time ?

For instance, if I do my work then I miss my family and if I give time to family then I miss work.
 
What percentage of your clients are split between purely buyers and purely sellers?
Do your buyers tend to look at their purchases as long term investments or do some of them sit on a site for a while then come back to you to flip it for them?
 
I have spent over 3 months on a website. Added high quality content and it's ranking well. How long you think should I wait before putting it on sale? In other words, what's generally the optimum time to go for a sale on flippa? Thanks in advance. Appreciate your efforts.
 
Hi meathead, I've seen your posts around here for a while, and I look up to you as sort of a "goal" in my life. You've successfully built your business through what you've learned here on this forum. I hope to be able to do that someday. :)

I'd love to start my own business, rather than work for someone else. But, I feel like you have to be some sort of "genius" in your field in order to get started. You definitely know a lot about site flipping, but obviously that isn't the only IM field you can get in to.

Do you feel it's possible to start your own successful business these days? I feel like all I do to earn income is through "methods". While this is satisfactory for income right now, it is in no way a stable business.

I always see you posting in response to others, something along the lines of "Instead of doing this, start your own business and make something of yourself." Obviously you aren't that forward with someone, haha.

I just feel like everything these days is spammed by, as you said, MMO "gurus" and there is nothing I can think of to do in order to get something started. I want to get out of the blackhat, short-term scene, and move to a stable, white-hat long term income.

Bonus question for fun, do you have a dream car you'd like to purchase with your money? Or do you already drive it? :)

I'm single, so no issues there! I tend to work long hours during the week and then take the weekend off, except answering emails where needed or reading/research.

Good question. I would say most people are either buyers or sellers, there aren't many who do both regularly (or not through a broker, anyway). At the level we sell, most clients look for longer term investments. Some might come back to flip, but that's usually due to a change in circumstance (another project doing well, just had a kid etc.) more than a structured plan.

When you flip sites, I take it looking for expired domains is part of your repertoire? If so, what service(s) do you use to gauge the site's metrics? And what's the bare minimum metric that piques your interest?

What happens when you sell some one a site which then gets penalized and loses its organic traffic? I know there is no guarantee but it would be difficult to keep that person as a client, no?
 
I would imagine that some sites are undervalued by their owners but also it seems a lot of people overvalue their site.

Has anybody taken real offence at your valuation?

Are they a member of this forum? Can I make fun of therm? (This bit was a joke)

Ideally wait until you have at least 6 months of revenue history.

You can definitely still start a business. Just stick with something and do it better than everyone else. And be honest - you'll lose compared to the dishonest people in the short term, but longer term you'll make far more.

Car wise, I don't really buy anything like that - I reinvest my money into my business.

I don't flip sites at the lower end anymore. The smallest site I have these days is worth $XX,XXX. When looking at sites to buy, I generally want something making at least $500 a month to be interested. I've never been great at developing sites from scratch, so I avoid this if possible.
 
I am sure this is a stupid question but how do you make PR of your websites? Because i am unable to make pr for my websites during last few months

what would i need to learn and how much i need to invest to get in flipping industry?

Good question. As a broker, we try to ensure sites we list are legitimate, but ultimately leave it down to the buyer to do due diligence. Much like anything in life, there can never be any guarantees - anyone who thinks that isn't going to get very far. It would be far too subjective to make a judgement call on whether or not a site is sustainable - what one buyer loves another would hate. I have had clients return before who haven't necessarily had the best experience before (and we definitely get a lot of people who have been burned on Flippa/other brokers).

Most people overvalue their sites. People often get annoyed, but I've been doing this long enough to have thick skin. People hire me as I'm an expert, so if they don't want to listen to my advice, that is fine. If they are rude about it, I generally blacklist them as someone I wouldn't want to deal with even if they later changed their minds. Others will listen to everything I say and go with it - especially referrals.

I absolutely despise the "IM" space. It makes me sick the crap some of these guys get away with. I know quite a few of the bigger boys feel the same and are getting out of the niche as the only way to survive as an IM "guru" is to be comfortable lying and misleading on a regular basis. It does make me sleep better at night knowing that a lot of these guys get screwed by the FTC at some stage.

I got started with around $100 - so I would guess you can start with the same these days. Make sure you can make money elsewhere as you may lose cash on your first try. The site flipping section here has a lot of good information.
