If the net profit is effectively over $100 per month and if you can check it, It's a good business to buy the site just for $100. If the numbers are real you can recover your investment in the first month easily. After the second month everything would be profits and if you continue improving the site you could make it generate even more money every month.

I wouldn't recommend buying this website. Usually the selling price is on an average 8 to 10 times of the earnings that the site is making. You can refer in flippa regarding the price points. Hope this helps you to decide.

You really think those numbers are real? Like everyone else in this thread says selling at 1X "Monthly Profit" is a huge red flag.

Scenario I see happening. You buy the website, dude that sold it to you removes all his pbn links he was inflating it with, it drops in rankings next week, you make $.50 a day off it if your lucky from then on.

Check if the numbers are legit, use tools like SEMrush to see what keywords its ranking for and similarweb for the traffic.

Then ask the guy to come on live screen share and show his adsense earnings. If the guy is shaddy then he will refuse to do so.

I think there can be different cases: who knows maybe it's your lucky case and you will boost your income. If I were you having extra 100$ and obtaining needed knowledge to promote site I would be engaged to affair.
