I need some advice for this website adsense traffic, anyone can help?

Hi guys, i planning to buy one website from a guy. And he showed me his latest adsense earning screenshot for May 1, 2017 - May 31, 2017..

- With just 49,211 page views and 161,290 Impressions, he earned $1809.35 from adsense alone at one month May 2017 alone...
- The click amount is total 8,421 for May 2017 alone...
- But the page RPM and Impression RPM is quite high and weird for todays rate...
- The page RPM is $36.67 and the Impression RPM is $11.19...


So, i am thinking is that real? So high rate for adsense? Could it be fake one? If not fake, how exactly a website can get so high CPM rate from adsense? Is it because due to the high click rate (8,421 clicks) ?

Anyone can help me? I have attached the screenshot at below...

CTR is about 5%, I do not think is that high but still is a bit odd for me. Specially the different RPM from the previous months. You should ask him about the source of traffic before...

The second line of earning ($24.53) is not means for previous month... at least according to him, he said it is means for another website adsense earning.. so i only need to see the first line adsense earning ($1809.35 ) which is the website i might purchase from the person..

According to the website owner, around 50% traffic was coming from USA, 6.2% is from Canada.. and the rest are from Europe countries and Australia and New Zealand... i suppose most of the click come from these tier 1 countries...

But due to i have no experience with adsense before but i have saw few peoples adsense earning, i think with these little amount of impression for one website alone, by right it should maybe earn $100-$300 only...

So, i just want to understand is it the adsense Impression RPM rate is also influence by the click amount? Meaning the higher CTR rate will cause the increase of the Impression RPM rate too? Because this one the Impression RPM is $11.19... the most i have seen are just receive maybe $0.50-$2.00 something...
