I am considering buying a complete website from a site owner. The site was used as a blog and article site, but is not monetized. It is a 12 year old site, in my niche, with a PA 23, DA 16; TF 19, CF 22, Alexa 24 million, PR 3. The site features articles written by experts in the niche's field, along with interviews and articles written by the site owner. I would be buying the domain, social networks, and all of the server files to basically reactivate the site as my own.

I need help in knowing how much it would be reasonable to pay for a niche site with these metrics. Online site evaluators estimated its value as anywhere from $89 up to $14,000, and everywhere in between. In your experience, what would a reasonable value be to purchase this whole site? It is in a derivative of the health niche, and it might be a valuable backlink for my own site. However, with these metrics, I am not sure how valuable it would actually be. Any help with this would be greatly appreciated.

How is it making money ?
What sort of traffic is it getting, is the traffic free or paid for ?
 
It was a love project, and is not presently making money. There was never any adwords traffic, so it was all free. Thanks!

How many unique visitors does it get monthly? Where are the visitors coming from? What's the engagement like (comments, shares, etc)?
 
If it's not making any money then the only arguement the owner has is for the value/cost of the content and design. If it's outdated design, and being 12 years old it might be, then that's a $0. For the expert written content, did they pay for it or was it guest posted? I'd offer $100 and see what they say.

No monetisation means no value when it comes to website valuations. If it was making $1000pm then you could offer $10-12k.

You could haggle and say that the content that is on there needs updating, checking, editing, a redesign of the site and other changes that Google expects in 2016....then offer a low offer.
 
If its not making money, you must think why is it not making money. Why would the owner not try to monetize it? Maybe he tried and it didn't work? The traffic history and consistency is where you can value the site. Ask him to show you the last 12 months of traffic by month. Then as stated above find out what type of traffic and from where. US traffic will be worth much more than China traffic. Get where im going with this?
 
Use Black Hat World's search engine and find t0mmy or Meathead. They are specialists in the website flipping industry and they can help you. Meathead is the owner of the website broker company FEinternational.com. Also, open the website and read some of the guides written there.

OK, so of four different traffic measuring sites, all of them stated not enough data. So, it wasn't getting many unique visitors. As far as comments, some of the articles on the site have 1 comment, and a few have 3 per post. There have not been any new articles posted on the site since 2013. Her facebook page that I would be getting has 4,200 likes, so that was active. Perhaps this is better to just purchase the domain? What do you think the domain and the facebook page together would be worth? Or is it worthwhile to buy the whole package? Thanks.

4200 fans on FB , but do its posts get likes and comments? It could easily have thousands of fans, but no post reach, so it could basically be worthless.
 
Thank you all for the replies. It does seem to be a worthless site, and I am glad I asked about it before making an offer and paying much more than it is worth. :couch2:
