What is my site worth? Official thread!

First I would like to thank meathead for all the time that he takes to value the sites that are posted. I came across this site while looking for some kind of reasonable value on our site as we have received several offers and are considering a sell. I had no idea where to start so I started looking and everywhere I looked I seen a different opinion. Then I came across BHW and started reading some of meathead's valuations.

Our site is 13 years old with a 9 years old community
We have 20,000 members
Monthly Unique 53,998
Monthly Visits 104,441
Pageviews 493,084
New Visits 49.55%

Our average income for 2011 was $2950 mo.

Our current income is a bit less as we have lost an advertising contract. The buyernisnofcourse a media company who doesn't seem to care too much about the contract that we lost.

I am a little nervous snout their offer as it seems a little too good to be true. I have had offers before but never this good before so I need someone with a completely unbiased opinion to give me their thoughts on this.

Would need some more info to tell you what is an accurate valuation. I can tell you if their offer is realistic or not, I deal with sites like this all day long. What was their offer (if you don't want to give an exact number that's cool!)?

I would be happy to give you any other info needed to make a accurate valuation. They offered me $125k I have been offered $75-90 in the past, it is highly targeted and gets extremely good search engine traffic, we have over 4000 articles on the site that are housed in a CMS that is stand alone along side of the community/forum.

I see some just sold domain names on flippa like discover.info for 2.000$ and things like that! really good info domains are so valuable?
Also domains with "-" are going to sell you think? examples abc-d.com etc.etc.

Hi Meathead,

I'm new to this site because I found this via a search engine as I'm wondering how much my site will be worth when or if I decide to sell it. Anyway, I have a gaming website where we deliver news, reviews, previews, etc. We are pretty established site and we get our review materials from the publishers (Sony, EA, Microsoft, Nintendo, etc).

Here are some details:

1. the site averages at 400-500K uniques a month
2. Pageviews runs around 800K-1M a month
3. for the past six months that site earned close to 9K and this is from two ad network that is focused on gaming. I never tried adsense and I don't know if there's any better ad network that pays a lot cuz I'm sure with the amount of visitors and pageviews, i can be getting 3K a month regularly.
4. Site updates on a daily basis, taking advantage of SEO as we're in google news and often featured on front pages of google news.
5. Page ranking of 3 / 4
6. Site was established in 2009

to get more details, PM me. I'm not gonna post the link here cuz as much as possible, I want it to be private as it can affect the reputation of the site at this moment.

I know there are a lot of similar threads but I don't know a more reliable place to turn for insight on all things site-flipping.

I have a site that is coming up on about 8 months old now. It is based on a extraordinarily popular, current generation video game franchise that has a new incarnation being released at the end of this year. This was the first site I ever set up so it certainly isn't the best looking thing in the world, however, based on the popularity of the game and the EMD I know that someone with the right level of experience will be able to turn quite a profit from it just before and even after this game launches.

I was hoping that, based on the stats below, some of the wiser heads in this section could give me even the roughest of ideas as to how much I might expect to get for this site were I to list it on a site like Flippa.
