Some questions regarding Site Flipping

I'm pretty much interested in this after years of experience in Content. Got a few investors who are ready for a trial run. As far as I have seen from clients, they usually used to buy a bunch of articles and put them on site, optimized them on a regular basis and waited for 3-4 months to get a direction while uploading more. The question from the investors are very valid, how are we gonna profit- even if it's from the exit? I prefer Buy Grow Flip model and even for that:

Let's say we buy a site making 50$ a month for 1500$. We put in contents every month, links and SEO for next 6 months. Even if we spend 1000$ in content SEO and all, how are we gonna profit? Like it will be having 2500$ in investment and we may be, at best get 800$ in revenue? And valuation just increases?

Can anyone just breakdown it in a simple form?

What is the model with Buy-Grow-Flip and Build-Grow-Flip?
