I have lost so much money in the past buying websites that I stopped visited auction sites. Such offers also come along the way. 99% chances its fake.

Just check if its legit, if it is go for it. Even though it is very good to be true for that kind if deal, who knows.. investigate + trust your guts. Some times we do not need to overthink things and most of the times the gold mines are from the things that we do not really feel that it will turn out to be your gold mine, most of the times the gold mines comes out when the time we are almost giving up but you still persist

Not in premium listings with reputable brokers. One year multiples were common long ago when google indexing was much much faster.

If you find a very low multiple, be careful as it might be a churn n burn project ranking on risky links.

I have a lot of experience selling adsense site. Most of the time, my site sold for 8x-10x monthly revenue. You can sell it higher of course at empireflippers or etc.

Regarding this, i thought its not legit, or maybe he drive traffic through huge facebook page.
