I have a PR 4 website with legit business and over 25k monthly hits. We mainly market apartments and mover packages. Would you recommend selling banner space or back links for a monthly fee? Currently I'm not doing much in terms of monetizing the traffic to clients outside of the real estate game. Also, I'm a little hesitant to do anymore back linking to increase the ranking... I don't want to purchase links that big g dislikes.
 
Yes, banner space should be sold, at all times.
The easiest is sell it for a monthly fee.
Or, you could make it PPC or PPV.
 
Think about your branding and how banners would affect it. If you have a strong brand a better way to monetize your site is to talk to the estate agencies that post on your website for premium listings. You'll charge cpm/ad or cpc/ad. Everybody will be happy and no reputation will be lost.

Wear your suit and tie, though when you meet them. Image is important.
Always stress out that you are focusing to a specific niche.
Some of them don't want to pay for ad space, but they will agree to pay if they close a deal, you should also accept this type of deal. My site is now dealing with luxury car vendors, though seldom pays, one car sold by web site is really enough.
Not to mention that you gain a lot of reputation by displaying their ads.

This is a nice idea. This also lead your website to increase best reputation.
