If these sites make $500/month, why are you selling them for $300 when you can just build them for yourself and earn 2x (monthly) what you are paid (1 time) to create them?

Because these sites are hit-or-miss.
Google really wants to rank "local" sites rather than a site built by marketers like us.
I have tried this with 7 sites and all of them failed.
But at the same time, the time-effort-financial requirements for creating 1 of these sites is pretty low, so you can take chances.

I've answered this before and the answer is resources. I have a database of maybe 5,000 services and ~350 cities with 100,000+ population (there's thousands with 25,000+). It's physically impossible for me to scale to this kind of level because that's millions of keywords.

Edit: These sites still need the regular link building/SEO to rank along with time as well. So depending on the keyword could be couple hundred to even couple thousand to rank (if you wanted to rank a broader term like plumbing, roofing and HVAC etc. in a bigger city). Whilst I have the resources to build out hundreds of sites I don't have an endless pot of money to rank 100+ sites unfortunately.

I absolutely build and rank my own sites, selling site here gives me more money to build and rank more sites. There's plenty enough keywords for me to make sites for myself and clients. Local lead gen is near impossible to saturate vs review websites that target products. Even if you take the top 20 popular niches, that's still 7,000 keywords when you account for cities with 100,000+. The amount in people in local is so much smaller than review style sites so overall competition is much lower. Even more so when you look at sub niches that other's aren't targeting. By this I mean instead of targeting plumber Wilmington NC you might target water heater install/repair etc. Wilmington NC. You can make a lot more money with local so you don't need to target keywords with huge amounts of searches, infact I actually don't use search volume that much nowadays because it's so inaccurate. I prefer population and other manual metrics.

@RealDaddy is sort of right but I disagree mostly based on personal experience. I've probably looked at thousands if not maybe tens of thousands of keywords and I see lead gen sites rank constantly. Same template and crappy content etc. there's a huge difference in local rankings. I see duplicate content and even like 200 words of content rank all the time. Often they don't have citations/address etc. yet rank fine with a bit of content and EMD.

NOTE: I'll be taking ~2-4 weeks off from Monday. I'll likely be on periodically but please allow some time for replies etc.
