Local Lead Generation Physical Address?

I really like the idea of local lead gen as it takes away the hardest part of getting clients... convincing them that you are legit and can deliver leads. However, I do have a question:

How do y'all rank a local site without a physical address? Citations seem to be a very important ranking factor for Google, especially GMB.

So what do y'all do? Make up a fake address? Steal someone else's address? Get a client before building the site?

I had the same question too. I did some looking around and found some websites advertising "virtual business addresses" for a monthly fee. Maybe send your verification card to there and have them scan you the code?

One thing I do know is that Google is really good at recognizing virtual addresses and will penalize you if you use one.

Probably not if you're using a mail services. USPS offers "Real" addresses at their post office boxes other than the typical "P.O" numbers they offer, so you can list as, say, 43 Oddum St #45 (43 being the Office address, #45 being the box). No different to an apartment block address...and I don't see how or why Google would knock on those when they're for legitimate businesses that could operate from otherwise private locations.

I used a business incubator/shared office spaces address, no problems so far!
 
A business incubator or shared office space is a much better option than virtual office solutions that get overused.
 
When doing niche research in my target city i noticed a few spammy looking gmbs at the same address with a different suite number (e.g suite 123, 1 arse close, arsenulled fields, arseworth, ar5 3bb) after googling the address I found that it was infact a private mailbox service, seems like these are working for now but with how competative the industry seems to be its only a matter of time for these guys as they are kw stuffing the titles and once a few of them go its pretty likely the address will get flagged. There are vendors who offer gmb verified setup services, would love to know how they do it
 
why not verifying gmb with own homeadress?

and other question:

comes the google postcard for verifying in a normal mail in mailbox, so we dont have to sign the mail to get it? thx
