I highly recommend you stick to one broad niche at max.

Reason: Because generally, the more you narrow down, the more Google considers you as an Authority on that topic. (They have said it multiple times in their guidelines)

Muti niche site will never perform good. You need to first choose one niche and make content around it.

First of all sort all the categories of niches you want to rank by keywords, than find 4 or 6 keywords according to each category,
for Off-Page SEO you have to Find good keywords fo each category, Use SemRush tool for keyword research
 
First understand your niche category & make a list of different keywords for each niche.
