First select If it's going to be Amazon, Adsense or CPA one or any other affiliate based site. Then just start looking for keywords with the main keyword.

Are you lookin for niches that align with the domain name?
If so, you can search for keywords similar to the domain name (or portions of it, if multiple words) and also search in various languages.
This will yield a bunch of results.
You can also lookup YouTube vids of them, and use contentbear to create content.

It depends on what you would like to do with that website - If monetizing through organic search, then I'd just use adwords and research the keywords from there. The keyword competition and traffic are pretty accurate, and just load a keyword or similar keywords, and it can provide you with suggestions on the keywords that have traffic. Used it always and it works well for keyword and traffic analysis.
