Help to select this Keyword

I found a keyword in a really really profitable niche. But I need to know whether I should start targeting on it or not. It has very unique features as I noted below.

1. Monthly exact searches are more than 250,000.
2. 3 phrase keyword
3. Importantly: One major Authority site appear for places 1-5 for this Keyword in Google search. Why is that? because this keyword is their domain name. But its not branded.

And another thing, this authority site is not optimize for this keyword what so ever.

So what you guys think? Should I spend my money and time on this? Appreciate your help!

Thanks chumpss. I can't PM you. DA is 61. PA is 56. But this keyword is simply regular wording one. Like "your dog training"

Its really hard to say without knowing the backlink profile of the Authority Site

Yes you should start this without any delay whatsoever. Make sure you follow the build the backlinks which looks like naturally done. Use unique content, target more keywords and not just that same keyword and please do not buy exact keyword domain name.
