Regarding what to charge, decoy pricing can be a very nice way to go about it. Essentially what you are doing is offering three prices and making one particularly stand out. Such as 375 for a 5 page website, 399 on discount from 499 for a 8 page website, and 575 for a 10 page website.
Most people will choose the 8 page website since it seems like a comparatively good deal. Why do this? When you're the one offering these websites to clients they often have no clue as to what the general pricing should be and would be hesitant to purchase. By framing the offer with other prices they will feel as though they have a general idea and think that they are getting an awesome price.
