The main problem these days is that people go too aggressive with Emas (Exact match anchors) and other closely related anchor types and soon face over-optimization. (sometimes the niche requires it but if you're just guessing you're done) Here are lists of URL and Branded anchor texts that will make your overall anchor ratio look way more natural. All of these examples I stumbled upon during website audits so they are all in action.
