First niche website idea - Need advice/Feedback

Hello everyone,

I found a niche for my own country using TT, however I'm not sure if it's a profitable one. The greyed areas are the keywords I could be targeting. The top two keywords are marked Relatively Easy in TT.

My plan for the website is to create an informational website with things to look out for when buying this product. It's related to buying houses, in case you're interested. My revenue will come from AdSense.

1. Is there enough traffic?
2. Is there enough potential?
3. Other trips & tricks?
 
I don't use TT for kw research, but I'm not sure those are good keywords to work with, I don't know how hard it will be to rank for those kw, but I prefer to dig deeper and find kw with higher local search volume. consider the costs of seo before you start and ask yourself is it worth all the work?

The keywords on the lower end on the screen are not worth the trouble, unless you are using those as easy to target longtails and not the main kw for your site.
 
The keywords on the lower end of the screen are MainKeyword + Area. I do agree that the local search volume is quite low.

What tool would you recommend for KW research? I used TT because it's the only program I have a license of and I don't have money to buy any new tools.
 
I mainly use market samurai and google adwards.

Market samurai gives a short trail that u can try, and google adwords is free, it is always recommended to check on more than 1 tool.

My suggestion will be to search harder for a better set of keywords, try aiming to at least 1500 with cpc 0.8$+, make sure the ads competition in adwards is at least medium (that's if you are planning to build an adsense site).

Remember that after you pick your keywords and buy the domain, you can't go back here, so make sure to pick the right set of keywords first, aim for 2 main keywords + 3-4 easy to rank longtails.

The only way to learn is to try, no book or video will get you 100% ready, you have to fail a few times along the way, that's the only way I know to learn.
