I found a keyword with $7 CPC, 400K exact matches per month, but low ad competition. If I google it, I don't even see any ads for it. I have no idea why the CPC is so high. It's for a free tool and I have no idea how to monetize it. Your thoughts on this kw?

I would be curious to see if the rankings stay. Seomoz had a blog post recently about how social signals give a brief boost, but it is temporary. The expectation is that links are built after the social signal, to keep it highly ranked.
