Buying Clickbank Website

when buying a clickbank website what should I be looking for. If it is making for example $300 a month for the last 4 months and I have real proof from the seller. How much should I pay for a website like this example. I just want to make sure the website is not penalized etc. Sorry if this sounds like I have no clue but I'm new at buying websites and this website is in a niche I know all about:)

I think you'll want to know where it is getting it's traffic from, and what sort of SEO has been done to it. If it's anything blackhat then you won't want to pay too much for this site.
 
A lot of people continue to use 10x monthly earnings as a realistic bargaining or valuation point, so anything south of $3k might be viable for this type of purchase. But as others have said it is always a bit of a gamble because it's challenging to know if someone is selling because they know of an impending traffic loss.
 
Thank you. According to semrush there are over 2K (organic) traffic with 33 keywords in the top 3 ranging from 20 - 8K searches per month. There are a lot of articles and not many backlinks. The traffic been pretty steady for the last 6 months. Is there anything else I should make sure of?

NOT ALL FIRST TIME SELLERS! Beware of sellers that register for the first time on flippa (if that is the marketplace) because they sell their websites and scam the buyers before and use a new account.

The seller uploads all income which probably can be faked but he does it daily. How should I have him show me more proof? Thanks
You should discover it carefully and require seller show some proofs
 
you have to check to make sure it's not faked. other then that, just make sure everythings adds up
 
Well the website is aged but no page rank and several keywords are in the top 3 with hardly any backlinks. This is most likely having so many articles on the website I would think why the keywords are ranking well.

Why would anyone sell his website if it is rolling 300$ per month!
I suggest; you make a site yourself!
If you wanna do something; do it perfectly!
Buying everything ready-made is the biggest reason of failing in internet marketing~!

Its impossible one. If we want to make ourself that we should spend 24 hrs per day to read and make practical.

Well; you can always outsource the sub-parts e.g web-content, review video, etc. What I meant is ready-made websites are sold because they are loss making. When I said " make a site yourself!" I never meant to not to outsource anything!
