op let me make some thing extremly cleacr to you if a site is sold on flippa and the domain is expired well there is a high chance the prviou owner was scam by the seller and the site is of no use i see this kind of site every where but you seem to be into this so let me say the best way is to monetise it add more content and try to sell it otherwise be ware of flippa the games people play there is beyond imagination

I agree , that it may happned, but website buyer will see all those thing before buying, It has pr3 with 400 tutorial and DA 55, so it has some Price tag, rather than a fresh website .
