i dont really look much at flippa anymore .... but i used to.
the problem is there is to much scamming there and the most is complete crap.
but there are buyers there which like to buy good pages for good money. you just have to provide this.
personally i think the prices did go down for adsense pages because of the insecurity. you cant be sure if a page made money in the last 3 month that it will be like this for the next 6 mont. to many google updates .. you dont really know what has be done to the page, if it keeps the ranking ect...
i personally think you can not sell it for more than 3000$ .... my guess - probably complete wrong
