I'm 100% sure that 50% conversion rate is impossible. I make my own products and will never send my list a product I don't approve of, I usually get 7-12% conversion rate.

I completely agree.The money is in the quality not in the quantity. Take a look at all the lists you're subscribed to. All these subscribe to download, free reports and stuff.

They subscribed to receive property investment deals. What is the best way to "revive them" (do i offer free products etc..?) and then eventually start selling relevant products to them (e.g. books on how to find property bargains etc). I am not an email marketer so would appreciate guidance or even pointing to a good course?
