A company is generating leads for one of my clients.

They have setup a crappy HTML lead gen page - which looks horrible.
Ive checked and they have no backlinks or social proof and I cant see any signs of PPC campaigns....
HOWEVER... they are sending several leads through to my client everyday
WTF???

You forgot to include the best lead generation method in the above list. It's called Email Marketing.

yep, probably they are using email marketing campaigns based on they have no backlinks and etc...

its also an emd for a part of spain that sees a lot of property buying and selling. They have it set up with an email submit when you try and search.

The page is rubbish but the actual company that owns it are established in the field.

edit:

Just checked they are P1 for costa del sol spain real estate.

Still gets 75 exact hits a month.

How are you checking PPC methods? They are just so many networks around and very easy to hide source of the clicks.

Another option is PPV but that usualy doesn't convert well for leads.

You are assuming their leads are all coming from that website, which is not likely to be the case.

Someone looking to buy a property abroad would be talking about their plans and also looking for advice and information online and that's where I would be looking for leads. Twitter, Facebook, Forums etc. would be some of my hunting grounds.

Ive used SEMrush and SpyFu for checking PPC.

Any other tools you would recommend Nitinsy?

Sorry can't help here - don't know of any other tools. I checked alexa/quantcast to see if there is any data related to the site but nothing turned up.

Since your client is paying them, would be it possible for you to ask them to install analytics code?

Very good chance they are doing email marketing.
