Where to invest 200k USD?

Real estate and index funds are relatively safe options I can recommend.

Real Estate. Do some research into buying wholesale properties for flips, or learn about people who have lost their homes to back taxes. Go to a few auctions and watch & learn. You can buy cheap, and flip the houses to other flippers, or do the renovations yourself and make a nice profit. Or, you renovate and turn it into a rental property for passive, monthly income. Lots of options.
 
Real estate or crypto? Why not both? Don't put all your eggs in one basket.

But real talk, don't listen to a bunch of anons to tell you how to spend your theoretical 200k.

Research. Research. And research some more. And I mean, your own research.

Not some random glorified BuzzOff article or YouNoob vid from someone who might have something to gain off of you.
 
Like many people are saying, buy some real estate,
just dont buy the first property that comes up,
take your time and look at at least 20-50 properties then buy something that stands out as the buyer wants a fast sell.

This way you can have equity in the house,
which you can release for more purchases if you have enough in the future.
 
Everyone saying real estate sure but dont purchase it yourself, you dont need money for flix and flips tbh, you need to find good properties that will have good ARV to sell and profit.
You can get a fix/flip loan as a first time buyer as long as you have decent credit score and they think the property is a good investment, youll at most need 20% down but sometimes less.
If you have really good credit you can get it all financed and only make interest payments until you sell it off.

Most important part of fix/flip isnt money its finding a property and having a plan to rehab and sell it.

You can also look at ecommerce store or something. Find a niche, dropshipper, and pay some guys for really good SEO/marketing/sales. I mean you have people building decent sites for pennies or free here so Im sure you can hire someone and be hands off for only a few thousand.

If I were you, I would buy a four-plex with a mortguage and live in one of the units. You could probably break even every month by collecting rent from the other three tenants, freeing up your average housing expense each month to invest in new ventures. Up to four units qualifies for an FHA loan too, while 5 is commercial. So even if it was a million dollar fourplex, at 3.5% down at 4% interest, your down payment would be $35k, and the monthly payment would be around $6,387. Exactly $2,129 per tenant (at 100% occupancy) is break even. While that figure is highly location dependent, it is possible. Even if you were cashflow negative $500-1000 every month, it's still totally worth it for the equity you build on that million dollar loan, with every mortgage payment made. We all have to live somewhere, and that place might as well make you money. This also leaves a lot of cash set aside for hypothetical repairs. I would park at least a years worth of living and building maintenance expenses in a liquid money market account to cover yourself. This is long-game plan to have at least $1m net-worth over the next 30 years. Almost nobody can time the market, so don't try to, rather focus on how much time you can be in the market. Getting in sooner is always better. Plant that tree today.

Once you have a fair bit of equity, you also have the option to refinance and buy another complex. Rinse and repeat.

200k is enough money to start an insanely profitable online business, and i mean INSANELY profitable, actually 5-10k would be more than enough, if you can invest more i'd suggest going through some business courses like Dan Kennedy's (he teaches business development, direct response marketing, copywriting and most importantly MENTAL MANIPULATION) and then Check some courses that teach you the technical stuff on creating a business.

"Safest" businesses imo are advertising related businesses, cus as long as people buy and sell stuff, they will need advertising, so you might want to go with affiliate marketing, creating an internet marketing agency, a consulting business, whatever.

Unfortunately i cannot suggest you any courses on most of this stuff, a guy called Big Luca released a great course on affiliate marketing a few years ago but is now a bit outdated, still good info tho, with creating an agency i know Iman Gadzhi has a great course on this, with consulting Big Luca released a course named "psychological warfare" which is basically "how to get paid +1,000$ an hour with your consulting business" but i think that works best if you already are a consultant, another great course about consulting is Sam Ovens' "Consulting Accelerator" which is more of a mindset course and bit overwhelming if you're new to online businesses.

You might want to dig a little bit deeper to find other courses, keep in mind there are lots of scammers in this teaching business and people who don't know shit about what they teach, so don't trust anyone on first sight, some guys like the ones i mentioned are GREAT tho, Dan Kennedy is an absolute authority in his field, and courses like "Mind Hijacking" (manipulation) are so good they will blow your mind, that course basically teaches you how to "pickpocket" people by making them buy super expensive stuff while they thank you. And all his other courses are always based on squeezing as much money out of your clients as you can. One of his students, Dustin Burleson, who is/was an odontologist developed a multi-million business helping other dentists gain more clients and charge them more.

These guys i mentioned are top-shelf experts and they all have multi-million businesses and provide you with insane value.

The best strategy imo would be investing 1-3k in technical courses (like: affiliate marketing course, SMMA course, consulting course) that teach you how to start that precise business on a technical level like what tools you need and how to use them, when you have your business i would invest another 5-10k on business development and marketing courses by Dan Kennedy, he's the best of the best but his stuff is pretty much useless if you have no business to make use of that info.

Forget about Bitcoin and real estate, Bitcoin is bullshit and if you're not a cryptocurrency expert you have no reason to put your money in Bitcoin, never put your money into something you don't fully understand, otherwise you're gambling, here's why you need to invest in your knowledge first. 200K is not enough for real estate, real estate is not an easy business and you would need at least 30k to invest in courses and coaching with Ron LeGrand (also a Dan Kennedy student) and Grant Cardone and the remaining 170k wouldn't be enough to scale up your business quickly enough. You can start doing some real estate when you have 3 million CASH, then that will make sense.

Remember the only way to get rich is to get rich FAST, meaning not overnight but in a couple years at most, turning 200k into 2M in 2 years is totally doable with an online business, with real estate not so much.

If you want to invest something in "spiritual" coaching (meaning you develop your mindset) Bob Proctor is your man.
