My keywords are
housing loan in mumbai
personal loan in mumbai

I was doing SEO targeting anchor "xyz consultant housing loan in mumbai", "xyz consultant personal loan in mumbai"

Now I search in google
xyz consultant housing loan in mumbai
xyz consultant personal loan in mumbai
my site is 1st page

When my site will be reach 1st page on
housing loan in mumbai
personal loan in mumbai

There's no way to tell. Also, probably not the best idea to tell the world your keywords...
 
When you get some knowledge and put some effort pushing it to first place. Maybe then. Maybe...

there are just too many variables to consider: website strength, competition, budget, skills, i dont know exactly what does it take

If I use anchor as exact keyword google will penalize my site....
