Site hit by google update

Is it possible to sell the site? Sure
Are you going to be paid for it based on what it made prior to the update? Absolutely not.
Whether you like it or not, what the site made before is almost completely irrelevant. Whilst there are buyers out there who have nothing against buying sites that have recently suffered a decrease in rankings, the site will (obviously) be valued based on its current earnings, rather than what it used to make before.
Paying for the site based on historical earnings would be like paying a full price for a car that has recently been involved in a massive crash and hasn't been fixed.

You need to restart that site earnings (or start with a new one)...
Real time earnings are relevant, sites that are hit be a penalty, are just that the value drops to the earnings per month NOW not the value before being de-ranked.

Selling a site you know has dropped in rankings and not telling a buyer about it is a lame way to do business.
@ OP - bryanon & steelballs are correct. Past earnings are of little/no value at this stage.

I guess it all depends on thhekind of business you wanna do, if you are not afraid to go the grey line sell it without too much details about the fall. If you wanna be an honestperson than mention it and see how the market responds i am sure there are buyers that are not affraid to build it back to good profitable rankings since that is the main thing they need to do to get it profitable again.
