Site BUYING advice

    Hi,

    I am fairly new on BHW but have been in the IM game for a few years, making a few quid along the way. My problem is it has all be unsustainable, and falls off as various loopholes are closed and then I have to look out a new system/program/method.

    I am currently getting into the list building game as I see it as "untouchable" by outside forces, e.g. google, facebook, twitter, CL, ebay...no once can ruin my income stream. I fully expect this to take years, as opposed to weeks and months.

    However, I do have a reasonable amount of cash available, and one thing I am also looking at it site buying. i.e. sites that have monthly recurring income that should eventually pay for themselves and leave me with monthly profit plus a valuable website.

    However, having spent some time researching it seems there are a substantial amount of scammers out there, and methods to create fake earnings, fake traffic, fake alexa, fake PR and fake every thing else.

    So I am asking if anyone out there with significant buying experience can give me some pointers.

    1. What sort of monthly multiple should I be looking to pay?
    2. How can I confirm earnings claims?
    3. What is the best way to pay, bearing in mind id like my money back if i do get scammed?
    4. I dont know much about SEO, so what prevents a site with a good listing getting a google slap the week after I buy it?
    5. Anything else obvious I have missed

    Two last things...I'm technically incapable of updating these sites to any significant degree, and I dont particularly want to get involved in adsense sites as google sux.


    Any advice greatly appreciated

    I'm looking for a site myself and I have all the same questions. I was also wondering if any of the experts here would act as a buyers agent.

    There's plenty of free advice to be found on forums like BHW, but buying agent wise your options are relatively limited. A few brokers will offer it - but they won't be cheap. If you can afford to pay $250+ per hour then there will definitely be a few real experts who will help. Anyone charging less than that probably doesn't know what they are doing.

    Your other option is to buy a site through a reputable broker - while not perfect, you're far less likely to get ripped off.

    you can always confirm earning via teamviewer and always use escrow

    as meathead1234 said you can buy through broker and that is best option

    Hypothetical Situation

    Buyer has budgeted at least 3k and as much as 8k for the purchase of a website.
    Buyer has very little technical knowledge.
    Buyer can put in 10 hours per day working on website. Learning design, live help, etc..
    Buyer wants to make $70/day at least

    Question 1. Is it possible to make that kind of money with a website in that price range?
    Question 2. What do you think are the top 3 areas or niches that buyer should be looking at?
    Question 3. What are the top 3 overrated or scam type sites buyer should avoid right now?
    Question 4. Where can I find more info about buying websites and what search terms on bhw should I try?
    Any other info you would like to share is also welcome. I'm a noob here but I'm a serious buyer who has owned 2 b+m businesses.

    i wouldnt advise buying someone elses website because when you.. i guess pay the other party for their website
    and you make it into something big the other party could easily just call or message the hosting party and just say
    that its been hacked and get everything fixed back to their favor.. so buying someone elses website is just unsafe
    and not smart to do, and a waste of money
