Summary
For the review, I asked @Total Noob to verify ownership of the website and to send in proof of earnings. The details of my review are below.

Service Information

• The seller was able to verify the $700/month earnings through a video they sent me showing their CPABuild account and the code on their website.
• The seller also verified ownership over the website by uploading a text file, which I requested.

For Buyers: The quality of the product or service that I receive is what you should expect, or better. If you feel that the quality of the service has dropped significantly, please let us know via the report button.

For Buyers Regarding Disputes: If you do not receive a product or service as advertised, or at all in the event of a dispute, do not be afraid of a "no refunds" refund policy as you are allowed to request a refund through the shit list process. Earnings have increased for November! It's only the 17th and the website is almost at $700 profit for the month (currently $617):

The cause of the random earnings spike is one keyword improving its rank. I have circled the relevant keyword:

I screenshotted the above image on the day that the keyword climbed to #1. It has historically been at #6 for September and October. It now fluctuates between #1 and #2, so November's traffic and earnings have increased. (I did not build any links or add any content to make the SERP increase happen. It was random.)

You will have no problem boosting these rankings to the first page and increasing the earnings of the website substantially… because the competition for every keyword on every page is *VERY LOW*!

Competition

I consider this to be my “Golden Goose” niche because the keywords are so easy to rank for, yet have so much profit potential. There are almost no websites with relevant pages for the keywords, yet the niche of the website is completely evergreen. A true hidden gem!

I cannot make any future income guarantees, but realistically, if I had to estimate, I would say that this website will earn $2,500 - $3,000 profit per month once everything is ranked around the top 5.

Why I’m Selling

It would make much more sense for me to invest a tiny bit of money/effort, rank for everything, and milk the passive income myself. Alas, I have moved out of the world of blackhat SEO. This is my last remaining website and I want a clean slate.

I've sold several sites over the years, and usually, the price of the site is minimum 6 months (usually 12 months) of average monthly profit by 20x-30x (or higher if it's a more mature site).

So, if it's been only since August 2019, that's barely 3-4 months.

With all due respect, I think a multiplier of 4x-6x of the average monthly profit of the last 4 months would be a more accurate price.

Though, nowadays, usually, brokers ask for at least 12 months of revenue in order to even consider a site.

I'm no expert, but I've sold several sites over the years and a good price for your site should be around the $3k-$4k mark at best.

I appreciate your insight, Roy. I am aware of the usual multipliers and have sold many website through brokers in the past, but this website is a bit too blackhat for my usual broker, so I am seeing if anyone wants to buy it from me directly and save a couple thousand on broker fees. Even when considering the potential negatives (such as the website being only a couple months old), I believe the listed price is a steal! It's an evergreen niche that no one knows about that can easily be scaled to double or triple the current earnings with some basic SEO. If no one buys it, no harm done!

Earnings update: $1,086 profit for November on November 25th. Still a couple days to go. Broke $100/day a few times last week.
