I picked up PhoenixAirConditioner.com 2 days back....with record temps hitting and the adwords paying $27 a click, I guess I need to get this up!

Did you look at the traffic trend and the searches month by month? The traffic may have slowed down to zero over time, what you're seeing is the average of the past 12 months.

CPC is nothing without the traffic

Nope...that said, if someone built the site out for Phoenix Air Conditioner Repair, they are on a gold mine...$51.93

It has over 9000 local searches on the broad side. I believe if the site was built out some, you could make VERY good $$$ on it.

I have owned simialr domains. I live in Arizona. To be honest it is a decent domain but nothing special.

As you can see, there is zero traffic some months but there is a bit of uprise some others so I'd suggest to not spend too much resources and time on the site, or look up similar keywords with a proper amount of traffic and build upon them.
