First, this site was an experiment. It's my new niche, with good content. But now I will try to earn some money from this

Really it depends how much its bringing in for you now, and how long it lasts. and How much it has cost you (apart from time)?

i would say it depends also, how much money you spent to reach n.1 and now if your site is first, how long it will take to get this money back.

Yeah It is possible but you should maintain that keyword in that place by positive white hat SEO.
May be your keyword is very low competition KW.
