Even though it only has 50 post I will still sell it for that price? I am looking for $300 because of the high quality post on the site but I guess that doesn't matter since its the earnings that matters
High quality posts count for very little compared to traffic and earnings. On the information you've given I would take the money and run - unless there's anything special about the site it isn't worth more. However I would check whether there's anything you're overlooking. For example if the site is starting to rank for some really good keywords then the buyer may be bidding based on that.
However, I would add that no-one can give you any kind of accurate estimate based on the information you've given. There are far too many factors which you haven't provided, which go a long way towards defining the value.

It would have been better if you have shared
a) Domain Name
b) Domain Age
etc... so can pinpoint the exact price how much you would sell.
But again I would suggest just sell it as it seems even you are PR1 you still getting good money.

$220 is an amazing price since the site is not making a lot of income. So, sell it off asap
