When I rent out my sites to local businesses I try to make it as easy as possible for them to make money on the rental. This means I don't get top dollar but I'm doing this as a second source of income besides my "day job", so I don't care. For a dentist site I would look at anywhere from $750 to $2,000 a month depending on where you live, but there are others that will want more. Make it easy for the dentist to start renting from you. Do a month-to-month contract (nothing long term) and don't ask for money up front. Let the site speak for itself. You'll come off more legitimate that way and have a much easier time renting the site out.
I have a few ways to hook a business for my rentals. One way is to just call one at random and explain to him/her that you have a site generating leads and you would like to forward all calls/inquiries to their office until you find someone to rent it out. Of course, they'll say yes (who doesn't want free leads, right?) and then they'll immediately say after that "I would be interested in renting it from you when you are ready. You then say "great, it should be ready in 5-7 days. You wait 5-7 days and sign them up.
You could also look at what dentists are already trying to advertise online, especially with Adwords. Dentists who are trying adwords will appreciate what you are offering better than other dentists.
The key is to speak to the dentist. One way is to speak with the receptionist. Use the approach I explained above about sending free leads to the dentist until you are "ready" to rent the site out and the dentist will usually call back. If you are able to schedule a face-to-face meeting, keep it short (10 mins max) and quickly explain what you're doing. They'll either want the site or be done with you by then.
