Congratulations that your site has been running Social Media traffic to Adsense for more than 2 years; you, my friend, are an Adsense anomaly, an aberration, an exception to the rule.

Obvioulsy you're doing something different than those who get their ads disabled or the Adsense account banned.

That stated, as to buying such a site, I wouldn't do it under any circumstances; even if the seller transferred his Adsense account with the purchase.

It's simply too much of a risk, IMHO.

The price at which you can sell a site depends on two basic factors:

1) Net profit, which in your case you mentioned it is $400 - $500 per month.

2) Where you sell it. In my experience, internet marketing groups will tend to yield the lowest prices because marketers are more savvy and will see flaws and risks everywhere thus driving down their desire to pay top dollar. It is a little bit like selling a great car to a mechanic, he will give you a hundred reasons why your car is not worth what you think.

However, if you go to marketplaces where the target audience is comprised of investors, then you can expect to receive a higher price.

In your friend's case, the fact that his/her site relies on social media traffic would not have any kind of impact on the price if he/she is selling to the right buyer (e.g. an investor rather than a marketer) as long as he/she can prove that it is sustainable during the due diligence process.

To give you an example, I sold a site last year for a 30x multiplier and it was not even an automated income site, however, the business model was solid and it was possible to show that to the buyer. I used a broker's marketplace and I had to pay a commission, but I received a lot of valuable guidance and got a price for the site that I would have never received in other venues such as Facebook groups etc, so it was 100% worth it.

Therefore, I could see your friend's site going for $12K - $15K if offered to the right buyer.

Tell your friend not to rush to sell his/her site, have him/her examine all the options first to make sure he/she is getting top dollar for the asset.

It is usually sold for 24 times the monthly revenue. But the problem with your site is that it is getting majority of traffic from social media only.

Since your site is very dependable on social, I would say in the 6-9 month range. Unless it is not spam traffic.

No way a site with high dependency on social traffic will sell for 24 months. Social traffic usually needs day-to-day work to maintain it, unlike SE traffic.

If the social media properties are being sold along with the site, it can still bring same revenue.
