How Much Can This Site Be Sold?

I'm trying to help a friend sell to some guys on Facebook(a flipping site group).

The site presently makes between $400 to $500 via adsense(display ads) monthly.
Also the site gets over 90% of its traffic from social media and the rest from direct, referral and search in that order.
So with these details available to you, how much do you think it can be sold and what multiplier?

90% of 500 is 450$ from social media traffic. Considering you are not having social media profiles will only make you 50$ per month. Let's take 25$ extra and if it makes 75$ price i will go not more then 750$ which is 10X monthly earnings

it seems you don't understand what I posted or I am not understanding your response.


The site gets traffic from his large social media profiles/pages, so definitely he'll be selling everything relating to the site. The traffic aren't ads traffic.

He's trying to say people intend to love more organic then social traffic.
 
Does the website have any content? That could be an important factor as well that affects price.

There are information I won't want to share here so I don't keep getting unnecessary request from supposed buyers, but just take it as the revenue 100% comes from the social media traffic.

and he intends selling it in a Facebook group, he's seen buyers though just need a better understanding so I brought it here.

lots of people aren't getting the picture

I understood correctly as per what you said in original post.
You have not mentioned anywhere, that you will be getting social media accounts as well which is the main thing. All the traffic is from social media right. If it is having 500k fans lets say for example, only the fan page will cost 3X-4x the price I quoted above.
Anyway,i estimate all sites at 10x-12x monthly earnings. and it depends on whether i should have to work on the site or is it fully automated. If manual work is required to manage the site the price should be less and if it is full automated then cost even more then 12x. This is a general idea.
However,i won't likely eager to pay more than 3k$ if it makes 400-500$ per month bcoz the traffic is mainly from social media
 
As @dichotom says you can sell everything with max 14x the monthly revenue if it is automated. So the value will be: $7000

I don't understand why the guys above say traffic source is important... Like, it doesn't matter if its from search engines or social media. Usually, sites are sold at a 25x-30x multiplier depending on the monthly revenue and age of the site.

So, in your case, a valuation of $10k to $15k is appropriate.
