I would disagree when someone says "Traffic without revenue is worthless" 99% of the time there is always someone who is well established or well connected in that niche are their able to monetize your website almost instantly. Without having revenue history comes the difficult part which is putting a number value on it! This leads to the conclusion that it's only as valuable as someone is willing to pay. If you target broad website flippers or internet marketers chances are their able to duplicate what you have done without any problem. Making your asset worthless (to them at least). I would create a PDF explaining your unique selling points, traffic analyticals and potential revenue streams and contact some local business's or even better some brokers to see if their interested...
Personally, I'm willing to pay a fortune for a well established, intuitive & original idea if that means I don't have to create the connections, processes & procedures. It all boils down to HOW VALUABLE IS YOUR TIME.
The basic valuation of websites (from my experience) is anywhere from 15x - 30x the monthly net revenue. For example; if your website generated $5,000 in gross & $3,200 net (after expenses). Your looking at a valuation of anywhere from $48,000 - $96,000. If you have a long term & stable website with a viable traffic source your looking at the higher multiple. The type of website your trying to sell also plays a huge role in it (for me at least). For example; services, Adsense (advertisement revenue), eCommerce, etc.
