It's not a technique for the faint of heart. That doesn't mean it doesn't work.
I don't do this personally.
I have my moments
It gets exponentially harder for larger websites.
Smaller websites will be more reluctant to share their website stats if you toss them a figure that is appealing to them.
Sometimes asking them what they'll sell it for works the best. This way, you don't offer somebody $500k for a site that is worth $5k tops. Nobody will fall for that.

Maybe it is just my IRL business experience, but something tells me that most people holding an asset worth $100K or more wouldn't seriously entertain, let alone hand over the family jewels, to just anyone offering a purchase out of the blue.
How many people would give a person, who just showed up at their doorstep saying they want to buy your house for $xxx,xxx , a grand tour? Sensible people would treat that person with great suspicion (though it is true that thieves scam their way into people's houses all the time - often the elderly).
Absolutely forget it for a $1M+ site. You'd need representation, from, say, a broker. You'd probably need to put down some earnest money in escrow to prove you are serious, or at least have some bank approved documents to show you have the money.
Sorry, but I only see this working on the least astute "competitors" out there, which probably means that they are somewhat easier to beat through legit strategy and tactics, anyway.

Anybody running a decent site has been approached by jokers wanting to buy the site at least once, you can usually tell if it is genuine interest.
There are many other alternatives to get the information before trying a spot of social engineering.

There is absolutely no need to do this. You can use many servies to find the top pages. Semrush to find top pages getting SEO traffic, buzzsumo for most shared content, Open Site Explorer by Moz / Ahrefs / majestic for most linked content.
I don't know whet more will you get by doing such shady business.

I think you can use this method with people people without a brain only.. May work but in case if some one came to me with such an offer and an access request for analytics then I will ask him, if you are still not aware of my sites impact then how you have decided a price for it
