Free SEO's audit to potential customer, good idea?

My business, french SEO company, offers complete free SEO's audit to real businesses (they must enter real ID). We think that once they know they have lot to do to improve he SEO, they will be more sellable.

What do you think about that? Some people told that is was not a good idea because an audit is part of the SEO process.

Seem like good idea, you should try it. Don't care about what people said. You need to try it first, then you know is it really working or not.

Don't give them too much information until they are ready to sign.
Just highlight the major areas and let them know what you can do for them.

Show them whats wrong for free and get yourself a healthy conversion rate.
Oldest trick in the book.
