I am surprised no one mentioned Newspaper theme.
-It's code well optimized
-amp optimized
- and much more.
Just add basic caching plugin like wp fastest.

Pagespeed insight 96 on mobile and 99 on desktop.

Try it yourself and you will see.

Another option is flatsome extremely fast.

Besides the usual suspects, which most people have mentioned already, I'd highly recommend Newspaper by Tagdiv, particularly if you are making a magazine / news style site.... even if you aren't it's flexible enough to create all kinds of site. When used with a cache plugin it'll easily get you in the high 90's on Google page insights.
