1. make sure its ********,
2. has good traffic to the site
3. see if the post goes to the front page once posted = more traffic to your site usually.
4. make sure its a decent domain and relevant to what I am trying to rank
5. avoid spammy/crappy looking sites that likely no one would visit.

Links and traffic. You need not to check anything else. But If you are doing it for an established money site, just Lil more in-depth search like age, content quality, authority but it's going to increase the price.
The best bet is to find new blogs with high-quality content and consistency, avoid any other factors like links, age, authority. Just my opinion.

Check the site in ahrefs for backlinks, look at the traffic in last 3 months, look at the content on site (shouldn't look like spam or low quality posts).

Alright, let's says a blog has high quality content and backlinks but most of the blog traffic goes to only for a perticular post. It's still worth it, right?
You can be bit flexible on traffic criteria.
Not all posts get traffic.
Maybe you can use that fact to negotiate price if you are paying for it.

Too many people focus on SE technical profile (DA/PA/RD/TF/CF etc etc)
If I were you, I'd focus on
1) Niche relevance
2) Traffic volume
3) "Authority" among bloggers/other publishers in your niche
