Commercial Net Leasing/ Real Estate Question

Hi, I am in the last round interview for a job in a new industry - commercial net leasing for real estate. I was working in a different type of finance before and just wanted to ask the community for advice.

Where do tenants usually look to find commercial net leases?
So far, the employees at this company make it sound like it is primarily word-of-mouth. Are there any websites, listings, etc. where tenants look to find commercial net leasing opportunities? Please let me know any tips for marketing this industry, the more details the better. Thanks!

Most people usually hire a commercial broker (a residential broker and commercial broker are two completely different roles, relying on just a "broker" won't help as very very few know both industries well enough. Word of mouth doesn't work as well unless you're opening a mom an down the street.

There should be databases depending on where you live, and typically are more expensive than traditional mls. Some memberships go into the thousands per year. MLS is typically just for residential type properties, though you will occasionally find businesses and industrial stuff on there as well, but not as much as a commercial database. Some firms operate their own in house as well. There are also a couple of different databases available.

I want to develop property listings on the company website but will also see if other listings are affordable. Any chance you know a good Wordpress theme or plugin for this?

They also expressed interest in press releases, which I should be able to prepare. I'm just not sure where to send them. In the past, I used Cision & Vocus to find publication contacts for press releases, but that was a short internship and I don't have those DBs now. Do you know what I can search for to find publications to send the press releases of available properties/lease renewals? I should be able to find it if you point me in the right direction. I'm just a little new to this and financial planning didn't require any press releases.

Some listings are the property of the broker / brokerage company. This is what Zillow/Trulia/NAR/MLS has been fighting for. Depending on where you are you may or may not be able to post information without consent of the broker/brokerage (again this depends on where you live).

Not everyone sends out press releases, probably larger property / larger brokerages do. That would probably be the most cost effective way to obtain listings without paying for membership for access.

Other way around, commercial agents in my office use Co-Star, then they find the tenant and pitch them why this property is of better value to them. One found a brewing company that was growing out of their space. Originally they were looking to build a facility in the area, commercial agent explored that option. They ended up renting in facility of another brewing company, that was growing out of that building. It had all the equipment needed and saved them hundreds of thousands.

You will need to a lead generation specialist in your niche my man.

Co star is good and a large network, but it's not cheap either. There might be a scaled down version publicly avail cant remember. It seems OP is looking for tenant lead generation to pitch avail properties (?) and looking for press releases to feed database of avail properties (versus paying for syndication / membership). Could be wrong....
