Also depends what the forum is about and the age group of the users.
If it's growing and it's easy to monetize I'd say definitely go for it.

You need to know how much it's making and some real palpable measures of its success. As well as revenue it would be good to investigate it's age, traffic, backlink profile, positions on Google, other sources of traffic etc.

What forum software does it use?
How active are those members who do post stuff?
What is the niche?
How much money does it generate and via what methods?
What other methods could you use to increase that revenue?
Does it have any Mods looking after it already?
I am sure there are more questions but it's 2am here in the UK and the coffee is wearing off.
