[$100k Flip] Building and Flipping Assets

Few tips and suggestions that you might have missed:

- Create multiple sites once, the site age is important factor when it comes down flipping it.. not always when the revenue starts coming in.
- You need to create multiple sites now, since this determines where you can later flip it. For example, EmpireFlippers wont take your site even if you have 3 months 100 K revenue - From the biggest marketplaces only Flippa doesn't have any requirements for site age.
- Your monthly goal for flipping is too low. A 6 months old site with min 100 USD revenue each month is almost worth nothing.. Again if you build these sites one by one, you will never reach 100 K goal.
- Attach Google Analytics to each site when you create it... On Flippa, all sites with GA info get much more $$$ out than without it.
- Stop calculating your business worth from the revenue: Some people suggest that a site is worth x12 - x24 of the last 6 months revenue number.. I can assure you that you wont sell a site for 24,000 on Flippa that brings in 1000 USD for the last 6 months.

These are just my 2 cents to you.. Last year flipped 60K worth of established sites and 20K worth of starter sites (without any revenue). It's a a lot of hit and miss, in few instances i needed to relist my sites since there wasnt any buyers and eventually sold way under the market value.

So build a lot and get couple seller accounts. Definitely if you plan to flip these on Flippa.

Hi-ya! Sorry for the lack of updates, I got really into setting up everything, and putting it all together that I forgot to update this thread. Right now the website is fully built and has 3 main sections to it:
  • Free section - Monetized by ads
  • eCommerce section - Monetized by sales
  • Membership section - Monetized by subscription
I wanted every part of the website to be monetized so no traffic went to waste. Not every visitor will convert, but every visitor should have do something. I set it up this way because everyone there's a simple funnel going on here:

Free section -> submits email / subscribes to messenger -> upsell to products -> upsell to membership
The free section is monetized by Adsense and Media.net right now. The eCommerce section is my own products and the membership is also my own.

Here are some earnings since my last update:
  • Free section: $151.04 + $36.86
  • eCommerce: $1,231.49 + $509.49
  • Membership: $493.90 reoccurring
There's still a lot to do and I'm just getting started on this website! Right now, the main goal is to optimize the free section first and work on my upsells to the eCommerce side.

Marketing budget was $1500 / month. I most likely will be holding it longer than 6 months, there's a lot left to do.

Holy! Thanks for all the tips. Definitely did not know about majority of the points you mentioned. I thought revenue would be the most important thing and focused a lot on that as well as traffic sources.

I think for this one I will have to hold onto longer than 6 months, but I will start the next website once everything is settled on this one.

I hope I can get to your level and flip that much in a year. :D

Of course revenue matters, but a 6 months old site with 6000 $ revenue is worth less than 12 month old site with 6000 $ revenue.

Yup, I had to spend a bit more to find the right audience for the website. But I know my demographic now, where they hang out, and their likes and dislikes. :D

I'm predicting that next month or the month after, the website will start to break even or be in the green. Which will be nice to have a website be able to take care of itself.

Of course revenue matters, but a 6 months old site with 6000 $ revenue is worth less than 12 month old site with 6000 $ revenue.

This makes sense to me, more data showing that earnings are stable and a safer/better buy for the buyer (unless I'm completely wrong haha).

I think its more about it making consistent 6k a month for the past 12 months. Which has much more weight to it than just a 3 month old site making the same
 
Can you go into a little more detail on your research process - keyword and niche? I would love to know how you established the plan and then pumped your budget in it to receive revenue so quickly
 
In the amounts you expect to sell, usually the buyers are with enough experience and they will probably also ask for detailed expenses report.
When you say expenses of about $ 1500 per month.... This does not sound good .... because if it is an economic given number that does not change and stays fixed especially as the site grows and needs more powerful hosting and more expensive maintenance.

Try to disassemble your expenses into two parts.
1). One-time expense such as: design/programming/domain.
2). Current expenses that vary each month as: hosting / organic marketing / pay marketing / cost of labor for various tasks etc....

and try to make a distinction between the budget you allocate and what you actually pay.
