I have plenty of time to answer questions and all that stuff so I might end up going with Flippa. The funny thing is when they told me the website value and I did the math I thought it felt low but they tried to justify it by giving some reasons why its not worth 30x+

I just saw this but that’s what im seeing in my niche too. The number one spots are ecommerce with one article on the subject or closely related.

I’m noticing a LOT of e-commerce websites ranking number one now In my niche for my old keywords. They have some articles on their websites closely related to the topic but they will be a clothing e-commerce store, or a furniture store, etc.
