The established sites do not want to deal with copyright lawsuits, or legal issues for user submitted content that would be deemed illegal.

There are basically three ways to do this legally:

1) embed content from tube sites that allow it (but it will display their ads)
2) license the content (pay a license fee for a bulk of content and host it yourself)
3) start a content partner program (where the producers give access to their content or submit themselves, in exchange for the cut form ad revenue or for being able to advertise their paid sites with the tube being their affiliate)

Options 2 or 3 require investment and option 3 mostly makes sense for high traffic sites only.

I am planning to start an adult tube site.

I have a custom CMS.
Bunny Stream & CDN for video storage and streaming
AlexHost for offshore hosting.

I saw some niche sites related to me, but that's a broad niche site.

They have their own site logo in the video (okay, it can be automated or edited).
But their video contains an original logo (e.g., a production or creator logo) as well as their own logo.
But there is no third-party logo or intro like PornHub or XHamster (The big guys). You get it, right?

So, how do they get the premium content? Is there any place to get that content for free or something?

I checked the Faphouse subscription; maybe I can buy the single-month pack, focusing on downloading the content first and starting with the porn site. If it's going well after some time, I can buy more.

This content gathering could be your key to success; I understand it's hard to share it. I don't want to know every minute detail of this discussion.
I want an overview of how others are doing, nothing more. So I won't be doing something unproductive or something that won't let me make progress.

Not to mention many sites will have some form of digital rights protection in place.

If one wants to run a small tube in a legit way with limited budget, the possibility would be also to check with some established paysite affiliate programs if they'd allow their promotional tube clips to be used this way in exchange for affiliate promotion.
