Forgive me if you were being sarcastic.. but £35 isn't "top dollar" - especially for a strong domain.
You're asking for a:
- niche/location specific domain (plumbing/London)
- TF 25+ (despite the recent update)
- RD 50+
A domain with the above requirements is going to cost you a lot more than just $40. A lot more.

Most Services on the marketplace are utter crap. Worse are the so called "guestposting services" where the only difference is, that the PBN is public (from my experience 95% percent of the guestbosting sites didn't even have a social media account, ONLY guestposts, with the most unnatural links.

I agree than most services in the market place are not good, especially the pbn ones but I don't quite agree with guesposting services being rubbish. Certainly, you need to quality check and some people do try to push PBNs as guest posting. However, there are some good sellers out there that do provide real outreach services. They are not cheap though, if you expect to get a quality post for $20 - think agian. But for $100 upwards there are some good links to be had from real blogs.
I have had some good results with those.
Ahh, a kindred spirit. But on the serious note, some people do expect everything for nothing. They expect the metrics, and quality content, and the ranking, and for someone else to do the job, and as an added bonus to pay as little as possible for it.
A friend of mine had this phrase framed and put up on the wall in his office:
"We can serve you QUICKLY, CHEAPLY and to VERY HIGH STANDARD. Pick any TWO options"
The same applies here.
I think the point which Xinqa meant was, that these guest posts are being advertised as real ones, which is really far from truth in many cases.
You are totally right about the expectation part. I sold expired domains for sometime and I used to get inquires like I want tf30+ domain in $10 and so on. That's one of the major problems.
