Are apartment complexes and condominiums willing to pay for ORM? There are literally 100+ apartment complexes in my surrounding area that have >3 star reviews. The people leaving reviews are all also angry, telling of how crappy the place is.

I know that you can sell ORM to any business in theory. If you can sell ORM to hotels, surely you can sell it to a place that are essentially renting long term hotels.

Do you think these apartment complexes really care about their online reputation?

I believe ORM can be sold to any business providing a service. As you offering them a solution.

While I believe ORM can be beneficial for any business (as onelettershor mentioned), some industry are better for ORM than others.

From my experience, ORM for a Condominium would be a very difficult sale. You would have to go through to the board of directors (above the manager of the building) and they would have to alocate a budget for it. The problem with this is that most of the board members may not find a good enough reason to fork over a few grand for a better online presence. The only real benefit of ORM for a condo is to increase and improve sales and rentals, and most if not all of the board members don't rent nor plan on selling their units. IMO, the selling ORM to them may be more trouble than it's worth.

On the other hand, Apartment Complexes are must easier and would be the route I'd take. Most complexes have a very standard corporate structure and a budget for marketing. Get in touch with the right person within in the company and BAM! You can even have multiple ORM projects for multiple communities from the same client.

I agree! This would also scale out to hotels and motels who should have a bigger budget than restaurants and such.
