How to track BIG commissions?

Hello, I've been lurking on this forum since freshmen year (of high school), and sophomore was all about testing and ranking sites. Anyway, Junior year is about to stroll around so now it's time to make some money. I played around with CPA,PPD, and PPI for some start-up capital so now I've been pre-ranking sites to sell to clients (dental). For example, I ranked a dental site generating 15-20 calls a month and I plan on renting it out for $1,400. The residual income would be nice but I would like to move toward big ticket items such as roofing.

Actual question: With all that said, how do some of you guys track a big commission sale for lets say a $20,000 roof at 10% commission for $2,000 profit. Like, what if they close the deal when your not recording the phone call which is more than likely. (I use callfire)

I'm kind of curious about the lead gen market in my area. Would you mind showing me your dental site getting the 15-20 calls? You can PM it if you want. I'm just curious as to how people set these sites up.

Srry I can't pm but here's a brief overview:

1) lead gen site isn't ranked too high

2) to compensate, I launched a few parasites and the one that was highest in the SERP's with 0 backlinks (like page 11 at that time) was the one I focused on

3) After figuring out which parasite was most liked by Google for my keyword, I began backlinking. All outsourced to fiverr (quality providers discovered during my testing phase). I know there is a lot of criticism with fiverr seo gigs but most of my sites with on-page seo and fiverr links are still ranking #1 for their keyterm(s).

4) Monitor calls and start cold-calling. ex. I have a 15-20 callers a month needing a dentist, do you want them?

I've found the most important thing is ranking above the 7-pack. IMO, If you're below them, then virtually no calls are made.

So yea, I just feel everybody does local seo for dentist and I would need to rank 10+ sites to make the income I want as a high school student. That's why I want to move toward big ticket items.
