Question, are you using a boilerplate theme for all of the sites or are you choosing a custom theme? Also, do you just take content/photos from their current website and put it on the one you made before showing it to them? Nice outside the box method you have there.
I use my own custom boilerplate theme/framework. And, yes, I take content/photos from their current website plus adding additional content that I think it fits their business well.

I email them first, and follow up by text messaging, and follow up by phone call. The last part is to meet them in person.
This is the hardest part but with some tricks, it's good to go.

Mostly, these business owners don't know much about this part. Therefore, I don't want to flood them with this kind of things. But, I'll upsell them when the time's right.

Do you buy wordpress own wordpress themes and customize them to their needs, or do you code them all?
In that case, if you buy wordpress themes: does it work well?
Do you update the website for them for a specific amount of money/month or something?

I just let them to know about small update. I don't want to flood them with more service. As mentioned above there is time to upsell them but not at the beginning.

$500 is quite low to be honest, even if they're maybe 5 page websites. Are you doing everything by yourself? How much of 15k is net profit?
No doubt this method works if it's tergeted to wealthy clients with shitty websites.
Yes, everything by myself. 15K is my profit minus my time, electricity and internet connection.
In my country some folks are charging only about $150...

Good job OP. However the price is low. If it is quality work you can charge 2k+ per. I charge at least 1.5k for any site or I don't do it.

This one, I've used the theme from ThemeForest and make a bit customize and train them to add content themselves. For this website, I've spend a total of 10 hours to finish customization and training.

For this rate, it's not cheap in my country. This profit is equal to my 6 years of full-time working in my country, $250/month.
There are many chance to connect with business owners here in my city/country. Therefore, it's not so hard to make a deal with them as long the services or products intrigue them.
When the time's right and the amount of websites is good, I'll upsell them with the hosting and other related services.
